Goldman Sachs has acquired LCN Capital Partners for $410.0 million, a cash transaction that transfers full ownership of the credit-focused real estate investment firm to the global banking group. The deal, which has closed, adds LCN’s specialized platform to Goldman Sachs’ broader asset management operations.

LCN Capital Partners, founded in 2011, concentrates exclusively on credit-based investments in operationally critical corporate real estate across North America and Europe. The firm originates primary sale-leaseback and build-to-suit transactions directly with corporate users, offering a non-bank capital source for companies seeking to monetize on-balance-sheet properties while retaining operational control. Its portfolio spans all industry sectors and commercial property types, with a focus on long-term, inflation-protected distributions for its investing partners.

For Goldman Sachs, the acquisition brings an established origination engine in a niche segment of commercial real estate finance. The bank’s existing infrastructure and balance sheet can support LCN’s deal flow, while LCN’s direct origination capabilities complement Goldman Sachs’ current credit and real estate offerings. The transaction allows Goldman Sachs to expand its footprint in sale-leaseback and build-to-suit markets without building such a platform from scratch.

The purchase price of $410.0 million reflects LCN’s track record and its position in a market where corporate tenants increasingly seek flexible capital structures. No changes to LCN’s day-to-day management have been announced, and the firm will operate as part of Goldman Sachs’ asset management division. The integration is expected to proceed over the coming quarters, with LCN’s team continuing to source and manage its existing investment pipeline.

Post-acquisition, the combined entity will aim to broaden LCN’s geographic reach and product set, leveraging Goldman Sachs’ global network to source larger and more complex transactions. The deal also positions the platform to serve a wider range of corporate clients seeking efficient real estate capital solutions, while maintaining the disciplined, credit-first approach that defined LCN’s operations since its founding.
